Auction Purchase
Mr J was building up his investment property portfolio and found a property that was up for auction, like most of his previous portfolio. He needed to raise 100% of the auction price plus some extra money to cover the cost of renovation that was needed before it was ready for refinance and letting.

He was able to use the auction property and another investment property as security and Boutique provided the funds to buy the property, renovate it and pay all the legal and agency fees. The deal was done within the prescribed time from the auction house and they had 4 months to do all the work they needed before it was ready to rent. The bridging loan was repaid prior to the let using a conventional buy to let mortgage.

Property Development
A high-end property developer, found an ideal plot of an acre in an affluent Surrey village on which to replace an old house with a new one of some 8,000 sq ft. The developer had not completed the sale of all the properties on their last existing development and did not have all the funds needed to purchase the plot. Their traditional development funder would not allow two projects at the same time.

The developer could not risk losing the plot, as they had negotiated a very good deal, so quick funding was needed in the form of a bridging loan. The money was with them within a week, allowing the developer to purchase the plot. They have since used bridging loans to purchase a number of plots in this way, which has resulted in their development business enjoying more rapid and successful growth.

Capital Raising
A self-employed businessman had received an unexpected tax demand for £100,000, a figure that could not be raised in the given timescale. Having asked his mortgage company for a further advance he became well aware that it would take far too long to arrange.

We worked with the businessman and secured a second charge on his main residence within 72 hours. This allowed him to settle his tax demand on time until such a time he could re finance in a more traditional manner with his bank.
